LORD Green Real Estate Strategies, Inc. is a highly successful, global-sustainability-consulting firm, specializing in consulting services to commercial real estate owners. LORD Green is looking for the backbone of their team. The Business Operations and Accounting Manager will be responsible for overseeing and running the business office (located in Dallas, Texas) including Facilities, Accounting, Insurance, and General office tasks. The Business Operations and Accounting Manager reports to the President, is involved in short and long range planning, and developing and/or overseeing the infrastructure of this rapidly growing organization.
Job Duties
General Accounting/Office
- Ensure contracts are executed, COIs are provided and invoicing is set up timely
- Oversee/Manage third-party IT Service Provider
- Coordinate with third-party CPA for financial reviews and tax preparation
- Coordinate office social gatherings
- Assist President as needed
- Assist with travel and ordering of office supplies, etc.
HR Responsibilities
- Post positions, screen applicants, learn and apply behavioral and aptitude testing
- Set up and maintain employee files
- Process onboarding and terminations of employees
- Issue Employee Handbook with updates as needed
- Organize/oversee internal training programs, external training and continuing education
Organization Growth and Development
- Provide proactive counsel and recommendations for processes and operational improvements vital to running the organization day-to-day. Optimize these processes for the benefit of our clients’ initiatives, our employee morale and the company’s bottom line
Facilities
- Manage office facility including overseeing vendors, life safety and emergency preparedness.
Required Qualifications
- Passion for sustainability and the environment
- Minimum 2 years of related experience
- Bachelor’s degree in related field
- Proficient in Microsoft Outlook, Excel, Word and PowerPoint
- Ability to work independently, see opportunity/needs and proactively address
- Strong organizational and leadership skills
- Excellent written and verbal communication skills
- Ability to work in a team environment

About the Job (Responsibilities):
- Create ENERGY STAR Portfolio Manager accounts, set up building characteristics and meters
- Collect and review building documentation (stacking plans, rent rolls, utility invoices, site plans, and questionnaires)
- Enter and analyze building utility (energy, water and waste) data
- Assist in ENERGY STAR certification of properties
- Support properties in reporting to local building benchmarking ordinance laws
- Work with third-party billing companies and energy management software companies to ensure automated data entry to ENERGY STAR is timely and accurate
- Assist property teams in acquiring aggregated whole building data from utility companies in select regions
- Regularly communicate with property managers via email and phone calls
- Provide ENERGY STAR Training to property managers
- Collaborate with different departments to achieve client goals
Requirements (Specifications):
Required
- 4 year college degree
- Experienced in Microsoft Excel
- Proficient in Microsoft office
- Detail-oriented, analytically-inclined self-motivated quick learner
- Strong organizational skills
- Excellent written and verbal communication skills

This detail-oriented and analytical individual assists the Senior Project Manager with green building certification consulting relating to tenant and vendor correspondence, data analysis and building system performance calculations. With excellent written and verbal communication skills, this associate project manager is in direct communication with property teams, vendors and internal team members. This associate project manager is comfortable traveling several times throughout the year to meet with property teams, tenants and vendors at the project sites.
This organized person is able to remain flexible with changing priorities and is able to multitask efficiently. The ideal candidate is a true team player who supports the senior project manager and other team members. This associate project manager is a self-starter and takes the initiative to complete tasks on his/her own with the help and guidance from the senior project manager. This person understands the importance of meeting deadlines and being respectful, honest, organized, detail-oriented, and driven to provide quality work.
About the Job (Responsibilities):
- Prepare LEED Gap Analyses
- Work with property vendors and suppliers to verify LEED compliance
- Prepare for tenant and vendor meetings
- Ensure each project stays within a set budget
- Direct communication with property teams
- Benchmark and optimize properties using ENERGY STAR Portfolio Manager
- Review utility bills and input data into Portfolio Manager
- Analyze transportation/occupant survey results
- Review tenant purchases for LEED compliance
- Measure square footages in building site plans and drawings using PDF editor software
- Complete LEED forms and calculations
- Collaborate with team members on cross functional projects
- Travel several times throughout the year to project sites
Requirements (Specifications):

- 4 year college degree
- Degree in engineering, architecture, or other field related to buildings and/or sustainability
- Proven track record of managing projects independently
